Terms & Conditions
Please read these Terms and Conditions carefully before confirming your booking. By making a reservation at Chante Mer, the guest confirming the booking agrees on behalf of themselves and all members of their party to comply with the following conditions.
The person who makes the booking is responsible for ensuring all guests and visitors comply with these Terms and Conditions during the stay.
Failure to comply with these conditions may result in cancellation of the booking, immediate termination of the stay, eviction from the property without refund, and/or additional charges.
It is the responsibility of the guest to review the booking confirmation and notify management of any discrepancies within 48 hours of receiving the confirmation.
Booking Agreement
The booking agreement is between Chante Mer (the Property Owner/Manager) and the primary guest named on the booking confirmation.
The primary guest must:
Be at least 25 years of age
Remain present for the duration of the stay
Accept responsibility for the conduct of all guests and visitors
The property is provided for temporary accommodation purposes only.
Check-In and Check-Out
Standard times are as follows:
Check-in: 3:00pm
Check-out: 10:00am
Early check-in or late check-out requests must be made in advance and are subject to availability. Approval will only be confirmed in writing by management.
Late departures without approval may incur additional fees.
The only guaranteed method to secure early arrival or late departure is to book an additional night.
Maximum Occupancy
The maximum number of guests permitted at the property is limited to the number specified in the booking confirmation.
Exceeding the approved occupancy may result in:
Immediate termination of the booking
Additional charges
Eviction without refund
Visitors
Visitors are not permitted at the property without prior approval from management.
Guests wishing to have visitors must notify management in advance and provide:
Visitor names
Expected arrival time
Duration of visit
Visitors are not permitted to stay overnight unless they are included in the booking.
The primary guest is responsible for the behaviour and conduct of all visitors.
Parties, Events and Functions
Chante Mer is located in a residential area and parties, events, weddings, and large gatherings are strictly prohibited unless written approval has been granted prior to the stay.
Unauthorised events or gatherings may result in:
Immediate termination of the booking
Eviction from the property
Additional fees of up to $10,000 to cover disruption, cleaning, and management costs.
Noise and Respect for Neighbours
Guests must respect neighbouring properties and maintain reasonable noise levels at all times.
Quiet hours apply between:
10:00pm and 7:00am
Excessive noise, amplified music, or disruptive behaviour may result in warnings or eviction without refund.
Guests must not:
Cause disturbance to neighbours
Engage in aggressive or threatening behaviour
Damage neighbouring property or public areas
Pet Policy
Chante Mer operates a strict no-pet policy.
Pets are not permitted anywhere on the property at any time.
Unauthorised pets may result in a minimum additional cleaning fee of $2,000.
Smoking Policy
Smoking and vaping are strictly prohibited anywhere on the property, including indoor areas, balconies, gardens, and surrounding grounds.
Evidence of smoking may result in a minimum $2,000 specialised cleaning fee to remove smoke odours and residue.
Security Cameras
For security purposes, the property has external security cameras installed at entry points or perimeter areas.
These cameras are used solely for safety and property protection and do not monitor internal living spaces.
Security Bond
A $2000 credit card bond will be held against all bookings
Please note: your holding bond will only be processed 24 hours prior to your booking and covers damage to the property, or items therein, or if the 'Terms and Conditions' are not adhered to. This bond will be released within 48 hours of check out.
If you do not hold a credit card and cannot provide one as a bond, we will require a $3000 cash bond to be paid. This payment will be refunded within 14 days of departure, once we receive your departure inspection report and no charges are required. (Please inform our office via email if you wish to pay the required bond via this method). Chante Mer is designed to a very high standard, finished and furnished with costly materials and products. You become responsible for any and all damage and loss to the property and its contents from the date and time you check-in to the date and time you check-out. Any damaged items in the properties will be charged the full advertised replacement cost and product brand. The Property is a residential premise and is strictly for Residential use. The number of occupants allowed is as per approved on your booking email and as advertised. The use of the property for functions, parties or other like mass gatherings are STRICTLY PROHIBITED unless written consent has been emailed by management. Use of the property for such events or other than as a residential premise will result in the termination of the reservation for the property, removal of the Guest (s) and other occupants from the property and other costs or expenses (including an unauthorised function/extra cleaning fee of $500).
Cleaning and Property Condition
Please report any existing damage to the property upon your arrival in writing via text and or email and via photo evidence. Guests must leave the property in a reasonably clean and tidy condition.
This includes:
Washing dishes
Removing rubbish
Cleaning BBQ equipment
Returning furniture to original positions
Additional cleaning charges may apply where excessive cleaning is required.
Guests must notify management immediately upon arrival of any existing damage.
Any damage occurring during the stay must also be reported promptly.
Guests are financially responsible for:
Damage
Breakages
Loss of items
Replacement of furniture or fittings
Replacement items will be charged at full replacement cost plus administration fees where applicable.
Furniture and Property Items
Furniture, fixtures and fittings must not be moved or relocated between rooms or taken outside unless originally intended for outdoor use.
Items must be returned to their original location prior to departure.
Child Safety
Children are welcome at Chante Mer; however:
The property includes stairs, balconies, fireplaces, and outdoor hazards
Baby gates or safety barriers are not nstalled
Parents and guardians are responsible for the supervision and safety of children at all times.
Fireplaces and Fire Features
Fireplaces must only be operated by adults.
Guests must ensure fires are completely extinguished before leaving the property or going to sleep.
Improper use of fireplaces may result in charges for damage caused by smoke, ash or embers.
Children must be supervised at all times when fireplaces are in use.
Irrigation Systems
The property may operate automatic garden irrigation or sprinkler systems, which may activate during early morning or evening hours.
Guests should ensure personal belongings are not left in areas where water may reach them.
Management accepts no responsibility for damage to guest belongings caused by irrigation systems operating as programmed.
Loss or Damage to Personal Property
Chante Mer is not responsible for loss, theft, or damage to guests’ personal belongings.
Guests are encouraged to secure valuables and ensure the property is locked when unattended.
Locking and Security
Guests must ensure the property is securely locked when leaving.
Keys must not be duplicated or retained after departure.
Failure to secure the property may result in liability for resulting loss or damage.
Payment Terms
Full payment is required to confirm a booking unless otherwise stated.
Rates are quoted in Australian Dollars (AUD) and may change without notice prior to booking confirmation.
Card payment surcharges may apply depending on the payment provider.
Minimum stay requirements may apply during peak periods, holidays, or special events.
Liability and Indemnity
Guests acknowledge that use of the property and its facilities is at their own risk.
Chante Mer, its owners, and management accept no responsibility for injury, loss, or damage sustained by guests or visitors during their stay.
Guests agree to indemnify and hold harmless Chante Mer, its owners, and management from any claims arising from:
Guest conduct
Visitor conduct
Use of the property
Breach of these terms and conditions
Breach of Terms
Failure to comply with these Terms and Conditions may result in:
Immediate cancellation of the booking
Eviction without refund
Additional charges for damages, cleaning, or disruption
Acceptance of Terms
By confirming and paying for a booking at Chante Mer, the guest acknowledges that they have:
